Resumen
This thesis presents a comprehensive evaluation of sustainability and resilience applied to the modernization process of the San Martín Business Center, located in Bogotá. The research is framed within the growing need to transform the built environment in a more sustainable way, addressing challenges such as climate change, efficient use of resources, and human well-being. The main issue identified is the lack of practical tools to systematically and technically evaluate the environmental, social, and economic impacts of modernization projects in existing buildings. In response, a methodology was developed based on key performance indicators (KPIs), aligned with national regulations, international standards, and best practices in sustainable construction. The analysis is based on technical design reports for LEED certification, architectural plans, system specifications, surveys conducted with workers and the surrounding community, and on-site inspections. Using this information, a multi-criteria evaluation matrix was applied to estimate a global sustainability index, along with individual results for each dimension. The findings reflect strong performance in areas such as projected energy efficiency, accessibility, waste management, and environmental comfort. The study also acknowledges limitations related to the availability of operational data and the accurate quantification of the building’s carbon footprint. Nonetheless, valuable practices were identified that can be replicated in other urban projects. In conclusion, this study offers a practical and replicable tool to support design, monitoring, or improvement processes in renovated buildings and provides insights into how to integrate sustainability into the built environment with a balanced perspective between technical and human aspects.
