In compliance with the requirements of the curricular program of the Specialization in Appraisals of the Francisco José de Caldas District University, the present case study was carried out, the knowledge acquired was applied to calculate the compensatory value of the affected properties in a path of the via ¨Avenida del Rio¨ which may be useful for the IDU Urban Development Institute, in the processes of acquiring the necessary land for the execution of the work. In the case study, the value of compensation for the acquisition of eleven properties in a section of ¨Avenida del Rio¨ was determined in a general way, under the figure of judicial expropriation, on the understanding that in the voluntary alienation stage the owners were not satisfied with the compensation value presented by the IDU, arguing that their properties may have a higher commercial value and the compensation calculations could be different. Due to the above, in this academic exercise a consolidated property by property was carried out to determine the compensatory value in the context of judicial expropriation, this experience constitutes a reference for the professional exercise of appraisals in the context of Law 1682 of 2013 regarding the essential and primary aspects that must be taken into account in the calculation of the compensation value.
