Resumen
The purpose of this research document is to carry out an environmental analysis of the commercial appraisals of the Buenavista and Cuevecitas properties located in the municipality of Pasca, which aims to carry out an exploration that verifies the inclusion, evaluation and assessment of the inherent environmental attributes of their properties. Initially, as a starting point, the consolidation, description and detailed analysis of the structures of the two (2) commercial appraisals were carried out in search of the existence of any correlation associated with the natural resources of the properties, these actions allowed compile accurate information which could later be concluded and developed an environmental evaluation of the properties under study together with the development of a proposal that allowed evaluating the corresponding environmental variables.
As a primary methodology, the Ecological Value Index (IVE) was used, which allowed to obtain as main results the identification, evaluation and incorporation of environmental aspects related to topology, chorology, coverage characteristics, biodiversity and water resources, in the same way it includes the estimation of the degree of environmental deterioration which made it possible to reduce the score at the time of calculating the ecological value index in the properties under study.
Finally, it concludes that in Colombia the current regulations applicable to the preparation of commercial real estate appraisals, defines mainly four (4) methodologies which are mainly associated with the comparison of properties, replacement cost, capitalization of rent, income and residual techniques, however these tools they do not allow the evaluation and evaluation of the characteristic environmental components of the properties, which generates a lack of knowledge about the importance of the natural resources, their goods and ecosystem services that they provide and simultaneously produces a negative economic effect on the owners of the properties. Hence the need to formulate and implement an articulated methodology that contains the different cadastral, environmental, social and cultural components, where economic value is generated for each attribute inherent in the processes developed to obtain commercial appraisals.
