Valoración de predios rurales de vocación ganadera en Puerto Berrio por medio de métodos de rentas y mercado

Abstract

The purpose of this work is to carry out the valuation of properties by applying market and income methodologies, the latter being developed based on the carrying capacity that the properties under study may have, taking into account whether livestock farming activity, for which were analyzed two properties in the municipality of Puerto Berrio, the results show that a property with greater load capacity has a greater value given its greater capacity to generate income and given that in the sector of Puerto Berrio the livestock is extensive the productivity of the properties depend to a greater extent on the quality of the soils that they have, annex they find that the values ​​found with the two valuation methodologies are similar which indicates that the prices of livestock lands in the municipality of Puerto Berrio are kept short term without an expectation of growth by the cattle activity.
