Resumen
The growth of the participation of the wineries in the real estate dynamics of the East of Antioquia formed by the municipalities of Guarne, Marinilla and Rionegro has attracted the interest of investors seeking to know the profitability of these properties. The purpose of this information is to determine the capitalization rate of the the wineries in the municipalities of Guarne, Rionegro and Marinilla on the Medellín-Bogotá Highway and the warehouses that are in the vicinity of the José María Córdova International Airport. The calculation of the capitalization rate of the rent is made as specified in resolution 620 of 2008 for the realization of the real estate value. Also, an economic model was carried out in order to analyze the inducers of the value of the properties under study.
