Resumen
Homogeneous physical zones and homogeneous geoeconomic zones are part of the cadastral processes, from which the plans and values of the urban, expansion or rural areas are obtained. In order to establish the ZHF, the following more detailed way must be taken into account and, especially in the Rural case, the variables to be investigated, son: Land regulations are taken into account if the area is protected or not, and the corresponding activity zone. Characteristics of soil potential: climate, potential values, slopes and constraints. The use of land, takes into account the use of land. The disposal of surface water, in its quantity and quality. State of the roads, like urban areas, has the resources that conform to the law and the state in which they are located. Finally, in order to obtain the ZHGs, analysis of the market offers and transactions in each one of the zones derived from the ZHFs elaborated beforehand is carried out, thus establishing the land value of each one of them.
