In the city of Bogotá, type A public space zones i.e. (zones accessible to people such as parks and green areas) are frequently occupied irregularly by people or communities. These actions outside the legal framework impact significately the economic resources get by the public administration of Bogota via property taxes. Therefore, this paper analyses such situation focusing on the district of Chapinero, UPZ El Refugio in the neighborhood El Cerro, (Calle 72 A No.1-94 Este) including socioeconomic stratification zones 5 and 6 dedicated to residential use. This document begins with the legal framework, conceptual problem, and spatial localization to finally calculate the economic valuation following the market appraisal methods with the purpose of quantifying accurately the impact on the profit to the public administration.
