Resumen
This document is based on the fulfillment of two specific objectives with the which is intended to analyze the relationship of the value of a property thanks to the application of the valuation methodology, and see how the value of it interacts before and after a material division of a community; To this end, these objectives fully cover the scope of the general objective, which aims to compare in which situation generates more value the floor of a property, located on the village of Garcés (Pinchote - Santander); before and after of a subdivision as a result of a succession process. The research is divided into two main chapters; The first of these is related to the entire legal - legal process that involves a succession; then make the assessment of property to a greater extent and therefore analyze the value of each segregated property; to determine the conditions in which the same property generates a greater value economic to the heirs of the succession. Secondly, it identifies and analyzes the environment of the property, its natural conditions, legal, regulatory and physiographic, in order to propose a new alternative of subdivision, in order to obtain and offer a greater value of the land. In addition, in a third Chapter will present the conclusions found in this academic practice.
