This project develops a tool based on web scraping techniques to collect real estate market data, aiming to generate inputs that support the spatial analysis of property listings in the municipality of La Mesa, Cundinamarca. The initiative addresses the lack of cadastral updates in the municipality and the need for current information to improve territorial planning. A quantitative and exploratory approach was applied, implementing an automated workflow for extracting, cleaning, normalizing, and analyzing data obtained from real estate websites, specifically from Finca Raíz. The data were processed using statistical and spatial techniques such as weighted Kernel density estimation, employing the Haversine metric and algorithms suitable for geographic information. As a result, a thematic map was generated to represent the spatial distribution of market property values, identifying areas with higher concentration and appreciation. The proposed tool stands out for being replicable, adaptable, and useful for municipalities with limited technical capacities, offering an efficient and low-cost alternative to strengthen territorial management and the strategic use of open data.
