Resumen
Colombia experienced significant demographic change during the first two decades of the 21st century. The population in various intermediate cities and municipal capitals showed notable variations in size and structure. These demographic changes were accompanied by transformations in economic processes, population dynamics and land occupation patterns. In order to fully understand these dynamics present in different regions of the national territory, a conceptual and information analysis was carried out that addresses the intrinsic links between the real estate market and Colombian demographic dynamics. This was complemented by the search and identification of the inclusion of these links and variables in the land use planning instruments of each of the cities. This study exposes how population growth or decline trends can affect urbanization patterns, identifying their influence on the circumstances and the reciprocal impact in the real estate and demographic spheres. The project presents a status of demographic, real estate and land use planning facts that affect Colombian territory and their influence on housing during the intercensus period 2005 to 2018.
