Resumen
Within the different methodologies of rural valuation, it is found that one of the ones that take into account agricultural production is the income methodology, which presents the possibility of recognizing the differential rent value of land based on regional economic activity or sectoral. On the other hand, the method most commonly used in the valuation of properties is the comparative market in which the goods are similar to the object of study, allowing reaching conclude from various rural variables the value of land. So, for the comparative development of income and market methods, one of the most representative crops in the south west of the country is taken, sugarcane, with 179,279 hectares planted in the department of Valle del Cauca (Procaña, 2018). which is equivalent to 77% of the total area sown in this crop in Colombia. This is how, having a technified crop, with profits that support 30,000 direct jobs (Procaña, 2018), the income method will be applied to determine the value of rural land in the municipalities of Cali, Candelaria, Palmira and Yumbo
