Resumen
This work focuses on the generation of reference values in 2024 within the zone of influence of the Second Line of the Bogotá Metro (L2MB), specifically for Station 3, after the announcement of its award and construction. This analysis will allow, in the future, to evaluate the impact on real estate values due to the public work once it is completed. In order to understand this phenomenon, it was necessary to rely on different approaches to the theoretical bases and current background through similar studies developed in cities in other countries where projects of this magnitude have already been executed, and in the case of Colombia, the impact generated by the Medellin Metro inaugurated in 1995. Experience tells us that in infrastructure projects of this magnitude there have been increases in land values that are attributed to various factors, such as greater accessibility to different areas of the city, improvement in the quality of the urban environment and the perception of greater value of the areas near Mass Transportation Systems such as the Metro.
