To guarantee the correct development of a housing real estate project in Colombia, it is necessary to plan it using adequate tools that determine its financial viability and purpose, satisfying the expectations of its stakeholders. Therefore, in this document an exercise is elaborated in which, through an eight-step method, the financial feasibility of a project of this type is built by project teams.
Real estate projects in Colombia are developed based on the results that show their financial feasibility, usually prepared by the planning and/or finance teams of the companies dedicated to the promotion and construction of housing with the respective endorsement of their managers, investors and/or or boards of directors whose content must compile the largest number of financial, technical and administrative variables related to them, their environment, demand, competition, the country's macroeconomic situation, factors specific to the companies that develop them, among others.
The exercise of the elaboration of the financial feasibility is an extensive activity that requires extensive human and technical resources and specific knowledge about the operation of housing real estate developments. Sometimes, in the planning exercise that requires the elaboration of a financial feasibility, variables that could affect the success of the projects are ignored or omitted.
