Resumen
The purpose of the research was to introduce a concept that was not used before, the social cadastre, by means of which a complete diagnosis of the factors influencing the quality of life of citizens living in a territory1 was determined, before the construction of the Metro located on section one of the first line of the Bogotá metro project, which should continue after the construction of the metro, in the research group "GIGA" (Public Management, Appraisals and Urbanism) to carry out a second investigation, to define the social impact of an infrastructure as important as the metro and describe the changes in the factors described in the social cadastre. The study object of this analysis was an area of influence of 200 meters wide and an approximate route of 7 km for a coverage of 194.84 Hectares, 209 blocks, 4407 lots and 7281 properties3, this value was taken since the ratio of importance is because it is the area that has the most impacts present since it is directly influenced and will be the one that presents significant changes in the items to be analyzed. The variables studied were the use, the edificabilidad and stratum of the real estate, the characteristics of the equipment, public spaces, roads, transport, insecurity centers, centers of economic attraction, projected metro stations, buildings affected by construction of the same and the reference values of the square meter of land. The research seeks to introduce the concept of social cadastre within the current cadastre which only takes into account the physical, legal, economic and fiscal aspects of real estate only, to integrate it with the factors that influence the quality of life of society and form an integral cadastre.
