Abstract

This work was developed with the purpose of determining the variables that influence the change in the commercial value of a property that belongs to the functional unit 7 - 2 of the road infrastructure project Ruta Al Mar, between the study of homogeneous physical and geoeconomic zones supplied by the concession, and the punctual commercial appraisals determined by Urban & Rural; this through the application of a multidisciplinary science that uses statistical, mathematical and economic knowledge, such as econometrics. During the development, a compilation and analysis of spatial, cadastral and legal information will be carried out of the property units affected by the construction or improvement of roads; The present work will seek to model the information of the database created by the author that contains appraisal information of the functional unit under study in order to establish an econometric model that allows establishing the most significant variables of said model. The scope of the project was limited to the allocation of appraisals of property units in the study area, to the collection of data and the analysis of variables using statistics to determine the value of properties in this functional unit, both in a timely and massive way. , this in order to issue a concept with technical support about the property acquisition process in road infrastructure projects and its importance in consolidating the budget of the same.
