Resumen
The real estate market is a fundamental sector of the economy, encompassing the purchase, sale, rental, and management of real estate. This market includes not only property transactions but also a variety of related activities, such as marketing, administration, and investment in properties. Its dynamics are based on the interaction between supply and demand, where prices are determined by these market forces. The Special Assets Company S.A.S. (SAE) is a mixed-economy entity linked to the Ministry of Finance that seeks to strengthen the justice sector and promote social investment. It was established in 2009 by Law 1708 of 2014, which regulates asset forfeiture and assigns this responsibility to SAE S.A.S. The administration of the Fund for Comprehensive Rehabilitation and the Fight Against Organized Crime (FRISCO) aims to manage assets derived from illicit activities to contribute to urban and rural development, in addition to providing care for victims. The SAE plays a crucial role in facilitating the reintegration of these assets into the real estate market, which not only helps recover resources for the state, but can also stimulate the growth of the real estate sector by increasing the supply of properties available for sale or rent.
