En este proyecto, se aplica por primera vez la Estadística Espacial en el Observatorio Inmobiliario Catastral de Fusagasugá, teniendo en cuenta la estructuración de una base de datos que proviene de las ofertas inmobiliarias de los años 2021-2022 dentro del casco urbano del municipio. La metodología consiste en realizar un Análisis Exploratorio de Datos Espaciales (AEDE), la aplicación de modelos de precios hedónicos mediante la Regresión Geográficamente Ponderada (GWR), y la implementación de interpolaciones espaciales con Kriging Ordinario, con el fin de detectar clusters de valores, los determinantes de los precios de los inmuebles y visualizar la distribución de las variables. Los resultados arrojan la presencia de valores altos especialmente en la Comuna Sur Occidental, además de los diferentes impactos positivos y negativos de las variables significativas estadísticamente a partir de la técnica GWR.The Cadastral Managers in Colombia are obliged to have a Real Estate Observatory, which in its various functions is responsible for carrying out analyses to understand the real estate dynamics of the territory. In this project, Spatial Statistics is applied for the first time in the Real Estate Cadastral Observatory of Fusagasugá, taking into account the structuring of a database that comes from the real estate offers of the years 2021-2022 within the urban area of the municipality. The methodology consists of performing an Exploratory Spatial Data Analysis (ESDA), the application of hedonic price models through Geographically Weighted Regression (GWR), and the implementation of spatial interpolations with Ordinary Kriging, in order to detect clusters of values, identify the determinants of real estate prices and visualize the distribution of the variables.
