No obstante, el estudio y análisis predial enfrenta constantemente nuevos desafíos para comprender los procesos de urbanización y parcelación, pues además de presentar una apresurada transformación, no están claros los factores ambientales, sociales, económicos o culturales que influyen en ello. Lo que convierte en limitada la información y las metodologías dedicadas a conocer la evolución y transformación de los patrones de aumento predial y sus elementos causales. En Colombia, la inexistencia de datos históricos consolidados que permitan la determinación de la evolución predial a nivel nacional, hace de la estimación estadística un reto mayor en el país. Sin embargo, la combinación de fuentes de información y la exploración de métodos estadísticos actuales ofrece un nuevo punto de vista para la utilidad de los datos, esto teniendo en cuenta que la mejora de precisión, habitualmente, se consigue con la agregación de información y la selección óptima del método de estimación. En ese sentido, el sistema de Catastro Multipropósito se presenta como una herramienta clave, ya que, a partir de su implementación, da la posibilidad de acceso a insumos de información actualizada referente al mercado inmobiliario, desarrollo y ordenamiento territorial, pues tiene como objeto la integración del registro de la propiedad inmueble con más sistemas de información geográfica del territorio. Para abordar la problemática en los términos anteriormente tratados, este proyecto tiene como propósito central explorar los datos existentes en el DANE y las demás entidades vinculadas al catastro multipropósito; relacionados con la cuantificación predial. Así mismo, se pretende aportar el conocimiento disciplinario en materia de metodologías de estimación predial; de tal forma que para futuros proyectos permita avanzar hacia el modelado de variables incidentes en el crecimiento predial en el territorio colombiano. However, the combination of information sources and the exploration of current statistical methods offers a new point of view for the usefulness of the data, this taking into account that the improvement of accuracy, usually, is achieved with the aggregation of information and the optimal selection of the estimation method. In this sense, the Multipurpose Cadastre system is presented as a key tool, since, from its implementation, it gives the possibility of access to updated information inputs regarding the real estate market, development and territorial planning, since it aims at the integration of the real estate registry with more geographic information systems of the territory. To address the problem in the terms discussed above, this project has as its central purpose to explore the existing data in the DANE and the other entities linked to the multipurpose cadastre; related to property quantification. Likewise, it is intended to provide disciplinary knowledge in the field of property estimation methodologies; in such a way that for future projects it allows to advance towards the modeling of incident variables in the property growth in the Colombian territory.
